Orlando rents in late 2026 are flat. Apartments.com's October 2026 data put the average Orlando rent at $1,575, up 0.1% from a year earlier, while Zumper's October 31, 2026 median across all listings was $1,875, down 3.5%. Zillow's county indexes through July 2026 show asking rents up between 0.2% and 1.7% across Orange, Seminole, Osceola and Lake. Apartment vacancy was 8.5% in the second quarter, according to Northmarq, and new construction is falling fast. For an owner, that adds up to one instruction: price at the market, not above it, and treat a good renewal as the best deal available.

What are Orlando rents right now?

Three sources, three methods, one direction.

Source Period Figure Year over year
    Apartments.com (CoStar), Orlando average October 2026 $1,575; studio $1,393, 1BR $1,575, 2BR $1,887, 3BR $2,239 +0.1%
    Apartments.com, 3BR house October 2026 $2,419
    Zumper, Orlando median, all types October 31, 2026 $1,875; houses $2,350 -3.5%
Zillow ZORI, Orange County Through July 2026 $1,950 +0.5%
Zillow ZORI, Seminole County Through July 2026 $1,893 +1.7%
Zillow ZORI, Osceola County Through July 2026 $2,026 +0.2%
Zillow ZORI, Lake County Through July 2026 $2,062 +1.2%
    Northmarq, Orlando apartment asking rent Q2 2026 $1,689 -0.1%

The pattern across all of them is a market that stopped rising in 2024, dipped, and is now moving within a point or two of zero. Momentum Research's Orlando data page notes that asking rents in the four counties sit 39% to 48% above 2019 levels, so the flat line is on top of a large step up, not a return to it.

    Why do the sources disagree?

Because they measure different things. Apartments.com reports CoStar's average rent for apartment communities, so it tilts toward multifamily. Zumper takes the median of every listing posted in the prior 30 days, houses included, which is why its headline is higher and its swings are larger. Zillow's Observed Rent Index is a repeat-rent measure of asking rents by county and is the steadiest of the three, but it lags, and the latest public county figures run through July. Northmarq's number is professionally managed apartment asking rent from REIS. None of them is a single-family rent index, which is why a three-bedroom house in Winter Garden or Lake Nona needs a comparable-based rental analysis, not a citywide average.

Key point: The indexes agree on direction and disagree on level. Use them to decide whether to raise, hold or trim; use closed leases on comparable homes to decide the number.

Is vacancy getting better or worse?

Slightly better, from a high base. Northmarq's second-quarter 2026 Orlando report put vacancy at 8.5%, down 20 basis points from the first quarter but 10 basis points above a year earlier and well above the five-year average of 7.3%. Class A vacancy peaked at 11.0% at the end of 2025 and has eased to 10.4%. Northmarq expects the rate to close 2026 at 8.4%.

The supply side is what changes the picture for 2027. About 4,800 units delivered in the first half of 2026, 26% fewer than the same period in 2025, and Northmarq forecasts roughly 9,400 completions for the year, a 17% decline from 2025. Permits in the first half ran near 3,000 units against a five-year first-half average of 6,100. Demand is holding: employers added 19,400 jobs in the past year, 1.3% growth, with Orlando accounting for roughly half of Florida's job gains. Fewer new apartments plus steady hiring is the setup for rent growth to resume, but Northmarq's own forecast is for rents and vacancy to hold near current levels through year-end, with improvement more likely in 2027.

What do home prices and mortgage rates mean for rents?

They keep renters renting. Freddie Mac's survey put the 30-year fixed at 7.24% for the week of October 29, 2026, down from 7.32% the prior week but up from 6.17% a year earlier. Orlando Regional REALTOR Association data as of October 8, 2026 show a September median sale price of $399,610, slightly below $402,319 a year earlier, with 66 days on market, 12,464 homes in inventory and over five months of supply. Momentum Research's four-county MLS median for September was $407,072, down 0.2%, with 42 median days on market and sellers closing at 96.1% of original asking.

Two effects follow. Would-be buyers who cannot make the payment at 7.24% stay in the rental pool, which supports single-family rents even while apartment rents are flat. And owners who would have sold are leasing instead, which adds single-family supply. If you are weighing that choice yourself, rent it or sell it runs the comparison.

What this means in Central Florida

For an owner with a lease in place, the data argue for retention over repricing. A renewal at a small increase keeps the tenant and avoids the turnover, and the turnover is where the money goes: one vacant month equals 8.3% of a year's rent, and at the Orange County typical rent of $1,950 every empty day costs about $65. For a vacant home, the data argue for listing at the comparable number on day one. With vacancy at 8.5% and Class A buildings at 10.4%, a prospective tenant has alternatives, and a listing that sits is usually priced for 2024.

County by county, the index favors the outer counties. Lake, at $2,062 and up 1.2%, and Osceola, at $2,026, carry the highest typical asking rents, with Seminole posting the strongest growth at 1.7%. Orange, the largest market, sits at $1,950 and up 0.5%. Sea Dog's Orlando property management and Central Florida pages carry submarket detail, and how long a rental should sit vacant covers the benchmark for days on market.

What should an owner do with a lease ending this winter?

Three moves. First, pull comparables 90 days out and set the renewal price from them, not from last year's rent plus a percentage. Second, send the renewal offer early enough to satisfy the notice window your lease sets under F.S. 83.575, which allows 30 to 60 days, so that a decline leaves time to market before the home is empty. Third, if the tenant leaves, have photos, pricing and the listing ready for the day keys come back; in a market with options, the first two weeks on market decide the outcome.

    Next step

A citywide average cannot tell you what your house rents for in November 2026. A free rental analysis from Sea Dog uses current comparable leases for your address and returns a range you can price a renewal or a new listing from.

    Frequently asked questions

Are Orlando rents going up or down right now?

Flat, within a point or two of zero depending on the source. Apartments.com shows +0.1% year over year for October 2026, Zumper shows -3.5% as of October 31, 2026, and Zillow's county indexes through July 2026 show +0.2% to +1.7%. The differences come from what each one measures; none shows meaningful growth, and none shows a sharp decline.

Should I raise the rent at renewal?

Modestly, if comparables support it. A renewal at a small increase almost always beats a turnover, because one vacant month costs 8.3% of a year's rent before make-ready and marketing. Pull comparables 90 days before lease end, set the price from them, and send the offer inside the notice window your lease sets under F.S. 83.575.

Does the drop in apartment construction help single-family owners?

Yes, with a lag. Northmarq expects about 9,400 apartment completions in 2026, a 17% decline from 2025, and first-half permits of about 3,000 units against a five-year average of 6,100. Fewer new apartments means less competition for renters over the next two years, but the forecast is for rents and vacancy to hold near current levels through the end of 2026.

Which Orlando-area county has the highest rents?

By Zillow's Observed Rent Index through July 2026, Lake County had the highest typical asking rent at $2,062, followed by Osceola at $2,026, Orange at $1,950 and Seminole at $1,893. Seminole posted the strongest year-over-year growth at 1.7%. These are county averages across all property types; single-family homes usually rent above them.
