    Screening Criteria

    Want the Full Rental Criteria?

Sea Dog screens every applicant using the same published criteria — income, credit, rental history, background screening, and Fair Housing-compliant verification. Read the full criteria before you apply.

    • Income at 3x monthly rent
    • Minimum credit score of 620
    • No prior evictions
    • 2 years verifiable rental history
    • Third-party background, credit, and registry screening
    • Fair Housing compliant — applied uniformly

We comply with all Federal, State, and Local Fair Housing laws. All applicants are screened using the same consistent criteria regardless of race, color, religion, sex, national origin, disability, or familial status.

    Maintenance Requests

    Submitting a Request

All maintenance requests must be submitted through the Resident Portal. This ensures proper documentation, tracking, and timely response.

    Emergency Maintenance

Emergencies include fire, flooding, gas leaks, no A/C in extreme heat, major water leaks, or any situation posing immediate danger to health or property.

    24/7 Emergency Line: (321) 203-0567

Do not call for non-emergency maintenance. Use the Resident Portal instead.

    Self-Help

    Tenant Resources & Troubleshooting

Before you submit a maintenance request, check our growing library of self-help guides — dryer not drying, A/C blowing warm, garbage disposal not turning on, and more. Many issues have safe five-minute fixes.
