Why We Have This Policy
Built to Protect Your Property
Every animal is screened by an independent third party, scored for risk, documented with photos and vaccination records, priced by that risk, and bound to a written pet addendum with enforcement teeth. Regardless of prior consent, we reserve the right to require removal of any animal that threatens the safety or condition of the property.
Built to Be Fair
The rules are published. Pricing is fixed and tiered by an objective third-party score. The same process applies to everyone. There are no side deals and no surprises.

The Screening Process
Every application includes pet screening, even for households with no animals. Your application is not considered complete until your PetScreening profile is finished.

Go to seadog.petscreening.com and sign in with the same email you used on your application. - 3
Choose your profile type
- Household Pet. $30 per pet per year by card or $25 by ACH. Include photos, breed, age, weight, vaccinations, and behavioral history.
- Assistance Animal. Free. Include reliable documentation of a disability-related need.
- No Pet or Animal. Free. A short affidavit.

Submit and get your FIDO Score
PetScreening independently scores each pet from 1 to 5 Paws using affirmations, behavioral history, and compatibility factors such as breed, age, weight, and vaccination records.
Profiles stay active for one year and renew annually. Renew before expiration for a $5 discount. Platform questions go to support@petscreening.com.
Clear, Tiered, Published Pricing
One-time, non-refundable fee per approved pet, set by that pet's FIDO Score. Lower risk earns a lower fee. No monthly pet rent.

- The PetScreening annual profile fee is separate and paid to PetScreening.
- The pet fee is not a damage waiver and residents remain responsible for all pet damage.
- Some properties may require an additional refundable pet deposit disclosed before lease signing.
- Florida places no statutory cap on pet fees, and all non-refundable fees are disclosed in the lease.
What We Welcome and What We Restrict
Acceptable Pets
- Dogs, excluding restricted breeds
- Cats
- Caged birds
- Small caged mammals including hamsters, gerbils, guinea pigs, and rabbits
- Fish, subject to aquarium standards
Restrictions
Combined weight of all animals must not exceed 120 pounds at all times. This is a household cap, not per animal.

Exotic and Non-Traditional Animals
Not permitted without express written approval of both the property owner and Sea Dog before the animal enters the home. Examples include reptiles, amphibians, arachnids, ferrets, hedgehogs, sugar gliders, primates, farm animals, and any venomous, wild, or hybrid animal. FWC-regulated species require proof of applicable captive wildlife permits. Approved non-traditional animals are charged the 1 Paw tier unless otherwise stated in writing.
Fish Tanks
Aquariums up to 20 gallons are permitted without approval or pet fee, though a household profile is still required. Larger tanks require prior written approval and renters insurance adequate for water damage. Residents are responsible for all damage from leaks, overflow, humidity, or equipment failure.
The Written Agreement Behind Every Approved Pet

- 1Only listed, pre-approved pets are allowed.
- 2Leash required at all times outside the home. Pets may never run loose.
- 3Pets may not be tied or kept outside doors, in hallways, or on balconies or lanais.
- 4Offspring place the household in breach.
- 5Residents clean up after pets immediately and may be assigned a designated walking area.
- 6Residents pay the full replacement or repair cost of anything pets damage, plus any extermination required.
- 7Approval or denial rests in the sole discretion of the owner or agent. Consent may be withdrawn with seven days written notice for reasons including noise, damage, or threatening behavior. An unremoved pet subjects the household to eviction.
- 8Keeping a pet is a revocable privilege, not a right.
Service Animals and Emotional Support Animals
There is never a charge to request an accommodation. There is never a pet fee, deposit, or pet rent for a verified assistance animal. Breed lists and the 120-pound cap do not apply. Assistance animals do not count against pet limits.
Requests are submitted through a free Assistance Animal profile at seadog.petscreening.com and reviewed individually under Fair Housing Act standards.
Under Florida Statute 760.27, we may request reliable documentation from a licensed health care practitioner with personal knowledge of the disability-related need. We never ask for diagnoses or medical records. An online certificate alone is not sufficient. Vaccination and licensing laws still apply. Owners remain liable for damage caused by their animals.
Misrepresentation is a second-degree misdemeanor in Florida.
